Applying for planning permission can be daunting and confusing. We can do all the work for you, from creating all the required drawings to submitting the application and acting as your planning agent.
As a general rule, if you are modifying or extending your house you will need a form of planning consent. Most houses already have a form of planning permission called 'Permitted Development'. This is granted by law and governed nationally but depends on certain conditions and where you live. A dwelling house in a conservation area, for example, would have different permissions.
In providing a quotation for our services we will assess whether your proposals are covered by Permitted Development or if a full Householder Planning Application is required. If we believe Permitted Development applies we would always recommend that a Certificate of Lawful Development is applied for. This will prove that your proposals are lawful and ensures no future legal issues when you come to sell the property. The process is similar to a planning application, the drawings required are the same but the fees to the council are much lower.
If your proposals aren't covered by Permitted Development then you will need to apply for Planning Permission. Almost all councils accept applications via the Planning Portal which is a great source of information and advise.

The council will contact anyone affected by your application but you should always discuss your proposals with your neighbours first to avoid any possible issues.
Using Computer Aided Design (CAD) software, we can provide all the drawings required for your Planning Application or Lawful Development Certificate to a high professional standard. By ensuring that all the information required is clearly and correctly conveyed on the drawings, your planning application is much more likely to be accepted. The drawings created are yours to keep, in both pdf and AutoCAD formats.
We use Ordnance Survey digital data to create the background map to the Location Plan and Site Plan. The Plans & Elevations are created from photos and sketches provided by yourself. Sometimes an estate agent's plans are good enough. This removes the need for an intrusive and expensive survey, saving you time and money. The drawings can also be used to help obtain quotes from builders.
Almost all councils accept Planning Applications via the Planning Portal. We can act as your Planning Agent, submit the application on your behalf and liaise with your council's planning department as required.
After the application is submitted it can take up to 2 weeks for it to be validated. The application is checked to make sure all the required supporting information has been included and is correct. The application is then assigned to a planning officer who will make the decision whether or not to grant planning permission. They may need to visit your property. If any minor amendments are required during this time we will carry them out promptly and at no additional cost. The application process normally takes approximately 10 weeks.
You'll be notified by email once your planning application has been approved and it's normally subject to a few conditions. These normally state that the development shall be started with 3 years and shall be carried out in accordance with the drawings submitted. Your drawings can be used to help obtain quotes from builders and your project can get underway.
Building regulations are minimum standards for design, construction and alterations to virtually every building. The regulations are developed by the UK government and approved by Parliament. Most structural modification work will require a Building Control application. The application can be made to any local authority building control department or via an Approved Inspector.
There are two types of Building Control Application, Full Plans or Building Notice. Most smaller projects, where the work is straight forward, are carried out under a Building Notice. Once the forms and payment are submitted, your builder will liaise with the building control inspector to ensure the work complies with the Building Regulations.
A Full Plans application, as the name suggests, requires a full set of detailed drawings to accompany the application plus any necessary structural calculations.
